Since every property is different, I prefer providing accurate quotes based on the actual job instead of giving one flat price that may not reflect the work involved. A standard exterior painting project may include: • Pressure washing the home • Scraping and sanding loose or peeling paint • Caulking gaps and seams where needed • Priming bare surfaces • Painting siding with quality exterior coatings • Protecting landscaping, concrete, and surrounding areas • Clean, professional finish work Pricing can vary based on: • Size of the house or structure • One-story vs. two-story homes • Amount of prep work required • Peeling paint or damaged surfaces • Type of siding or material • Trim detail and accent colors • Accessibility and ladder work • Color changes and number of coats needed Exterior trim, shutters, doors, porches, fences, decks, garages, and wood repairs are usually priced separately depending on the amount of labor involved. Rotten wood replacement, heavy sanding, or major repairs are not typically included in standard painting prices unless specified in the quote.
